The street everyone knows, and the houses behind it

Newtown needs little introduction. King Street and Enmore Road give it the Inner West's busiest run of restaurants, bars, bookshops and live venues, and the terraces in the streets behind them are some of the most sought-after small houses in Sydney, particularly for buyers who would rather walk than drive.

Most of those houses are narrow Victorian terraces on small blocks, built for workers and now owned by doctors, academics and couples who first rented here in their twenties and never really left. Ramon Raneal sells across Newtown's neighbouring suburbs for The Agency, including Camperdown, Petersham and Marrickville, and brings that buyer list with him.

What buyers pay for

With so many houses built to the same pattern, buyers compare light, layout and noise. A terrace on a quiet side street off Australia Street or near Camperdown Memorial Rest Park can sell well ahead of a similar one backing onto the railway or close to King Street's late-night trade. Rear-lane access, a second bathroom and any sort of parking all add to the price.

Apartments are a separate market. Buyers are often purchasing their first home or an investment, and the strata report, the condition of the building and whether a car space comes with it frequently decide the result.

How Ramon runs a campaign

Newtown rarely lacks for interest. The work is in turning a crowded open home into competing offers from buyers who can actually proceed. Ramon prices from comparable terrace sales on similar streets, qualifies buyers early and keeps the vendor informed with frank feedback after every inspection.

He negotiates each sale personally, whether it ends at auction or across a table, and he will tell you honestly if your home would be better served by a quieter, off-market approach.

Questions Newtown sellers ask

How much is my Newtown home worth?

That depends on the street, the light, the layout and what has sold nearby recently. Online estimates find Newtown difficult because small differences between terraces matter so much. Ramon will give you a written price range based on comparable sales.

Does being close to King Street help or hurt?

Both. Walking distance to King Street is a large part of why buyers choose Newtown, but homes right on the strip, or behind its late-night venues, generally sell for less than those a street or two back.

Auction or private treaty?

Newtown terraces often suit auction because demand tends to be deep. Apartments and homes with a narrower appeal may do better by private treaty. Ramon will recommend one, and explain why, at the appraisal.
